UAE Golden Visa Eligibility — The Complete 2026 Guide

The UAE Golden Visa is a 10-year renewable residence permit that does not require a sponsor. You can live, work, study, and run businesses in the UAE — and your spouse and children are covered under the same permit.
Since the programme opened up in 2019 and expanded in 2022, we have placed hundreds of founders, investors, and professionals onto the Golden Visa. The rules are clearer than the internet makes them sound — here is the 2026 version, category by category.
What the Golden Visa actually gives you
- 10 years of UAE residence, renewable.
- No sponsor — you are not tied to an employer or a free zone.
- Family sponsorship: spouse, children of any age, and parents.
- Unlimited stays outside the UAE — you can leave for more than 6 months without cancelling (unlike standard residency, which cancels after 6 months away).
- Right to live, work, invest, study, and open businesses in the UAE.
- Domestic worker sponsorship — up to a set limit depending on category.
It is not citizenship. You remain a citizen of your home country. The UAE does not offer general naturalisation, but the Golden Visa gets you most of what long-term residents need.

Let's go through them.
1. Real-estate investors
You qualify if you own one or more properties in the UAE with a total value of AED 2,000,000 or more. The property must be:
- In the investor's personal name (not a company, for this route).
- Fully paid or on a mortgage with a UAE bank, with at least AED 2,000,000 of equity paid in.
- Not off-plan unless the project is handed over — off-plan alone does not qualify.
Multiple properties adding up to AED 2M total count together. Jointly-owned property with a spouse counts proportionally to the ownership share.
2. Business and public-fund investors
Three sub-routes, each at AED 2,000,000 minimum:
- Fixed deposit of AED 2M in a UAE-accredited investment fund for at least 2 years.
- Ownership of a UAE company (or share) with a capital of at least AED 2M — must show tax contributions or licence fee contributions.
- Combination of deposit and licensed-investment with attested value of AED 2M+.
This route needs attestation from the Ministry of Finance or the Federal Tax Authority, depending on the sub-route.
3. Entrepreneurs
The entrepreneur route is the one most founders ask about. Requirements:
- Ownership of a project with a minimum total value of AED 500,000 in a technical or future field.
- Approval from an accredited business incubator in the UAE (DIFC Innovation Hub, Hub71, In5, Dtec, Sheraa, and others recognised by the Ministry of Economy).
- Or — documented ownership of a project that has been sold for AED 7,000,000 or more previously.
The incubator endorsement is the lever. Your business idea, traction, and team get reviewed — it is a real assessment, not a formality. Establishy prepares clients for it and places applications with the incubators we have working relationships with.
4. Specialised talents
This is the largest and most varied category. Sub-routes:
- Doctors and scientists — PhD from a top-500 university OR senior role at a recognised research institution OR significant published work. Scientists need a recommendation from the Emirates Scientists Council.
- Inventors — a patent granted that adds value to the UAE economy, with Ministry of Economy approval.
- Creatives (culture and art) — approved by the Ministry of Culture and Youth.
- Executives — Bachelor's degree, 5+ years' experience in the role, monthly salary of AED 50,000+, and a valid UAE employment contract.
- Engineers in priority fields — computer engineering, electronics, biotech, AI, renewable energy, electrical engineering.
- Athletes — active international champions or top performers, endorsed by the General Authority of Sports.
- PhD holders — from a top-500 university, with a specialisation the UAE prioritises.
- Specialists in engineering / sciences — top-500 university Bachelor's + 5 years' experience + AED 30,000+ salary (rules vary by sub-field).
The executive route is the most common for mid-career corporate professionals. AED 50,000 salary, clean employment contract, degree — Golden Visa approved.
5. Outstanding students
- Top performers in UAE high schools — approved by the Ministry of Education, with a minimum grade threshold set annually.
- Outstanding university graduates — minimum GPA 3.5 out of 4 (or equivalent) from a recognised UAE university, or from a top-100 global university (per Times Higher Education, QS, or Shanghai Ranking).
This is one of the fastest approval tracks — a few weeks — because the academic verification is standardised.
6. Humanitarian pioneers
Nominated by the Ministry of Community Development or a relevant authority. Covers:
- Distinguished members of international humanitarian organisations.
- Award-winning donors and volunteers with verifiable UAE or international contribution.
- Long-serving workers in recognised charities and NGOs.
Not an application you file yourself — a nomination.
7. Frontline heroes
Created in recognition of COVID-19 frontline work, extended since. Covers healthcare, emergency services, and essential workers nominated by the Ministry of Health and Prevention.

Application path
Two routes:
- ICP (Federal Authority for Identity, Citizenship, Customs and Port Security) — for Dubai and every emirate. Apply via the ICP app or smart services.
- Amer (Dubai General Directorate of Residency and Foreigners Affairs) — Dubai-specific, via Amer service centres.
Both feed the same federal system, so the result is identical — speed and convenience differ. Establishy submits through whichever route is fastest for the applicant's emirate and category.
Processing time
- Outstanding students, executives with complete files: 5–15 working days.
- Real-estate investors: 2–4 weeks (title deed verification + property valuation).
- Entrepreneurs via incubator endorsement: 4–10 weeks (incubator review + ICP processing).
- Specialised talents needing Ministry nomination: 6–12 weeks.
- Humanitarian / frontline nominations: varies (nomination-driven).

Family members (spouse, children, parents) cost the same visa and ID fees individually, plus their own medicals and insurance. Budget AED 10,000–15,000 all-in per adult family member.
Renewal
The 10-year visa is renewable indefinitely, as long as the underlying qualification still holds — property still owned, business still running, employment still active, degree recognised, etc. Renewal uses the same application channels.
Leaving the UAE for long stretches does not cancel the Golden Visa, unlike a standard residence visa (which auto-cancels after 6 months outside the country). This is one of the most valuable features of the programme for internationally mobile founders.

FAQ
Do I have to live in the UAE to keep a Golden Visa? No. Unlike standard UAE residency, the Golden Visa does not cancel if you are out of the country for more than 6 months. You can keep it while spending most of the year abroad — a key reason it suits internationally mobile founders and investors.
Can I sponsor my parents on a Golden Visa? Yes. The Golden Visa allows sponsorship of your spouse, children of any age (regardless of marital status), and parents. You need to show income or sponsorship capacity and provide mandatory health insurance for each dependant.
If I buy property off-plan, do I qualify as a real-estate investor? Not by itself. Off-plan property is counted once the unit is handed over. If you have paid AED 2M+ into off-plan with a UAE developer, some sub-cases allow interim approval, but the cleanest route is after handover with a registered title deed.
Can I qualify as an entrepreneur if my company is outside the UAE? The entrepreneur route requires a UAE-registered project. An accredited UAE business incubator must endorse the project. If your current company is foreign, most routes require you to establish a UAE entity — which is where Establishy typically starts the engagement.
Does the salary threshold for the executive route include benefits? The AED 50,000 threshold is the basic monthly salary as documented in a registered UAE employment contract. Housing allowance, transport allowance, and other structured allowances count. Discretionary bonus does not.
How long does the whole process take if I am already in the UAE?
